Chimney Inspection Service — Find Hidden Problems Before They Become Costly

You can see your fireplace. You can see the outside of your chimney.

But most of the chimney system is hidden.

That is where problems can develop without giving you much warning.

A damaged chimney liner, deteriorating mortar, cracked crown, leaking flashing, damaged cap, obstruction, or another hidden defect may not be obvious from inside your home. Sometimes the first sign is a water stain, unusual fireplace behavior, poor draft, or an odor. Other times, there are no obvious symptoms at all.

A professional chimney inspection gives you a clearer picture of the condition of the system before you rely on it for another season.

At Giross Chimney & Duct Services, we inspect chimneys and fireplace systems throughout Maryland, Washington DC, Northern Virginia, and surrounding areas. We look beyond the obvious and explain what we find in straightforward language so you can make an informed decision about your home.

Why Have Your Chimney Inspected?

A chimney is more than a brick structure extending above your roof.

It is part of a system that must safely contain and vent the products of combustion from your fireplace, stove, or other appliance. At the same time, the exterior of the chimney is exposed to rain, snow, ice, wind, and temperature changes throughout the year.

That combination means chimney problems can come from both inside and outside the system.

The masonry may deteriorate. The crown can crack. Flashing can allow water to enter where the chimney meets the roof. A cap can become damaged or disappear altogether. A liner can deteriorate without being visible from the fireplace.

An inspection brings these components together so you can understand the condition of the chimney as a whole.

The purpose isn’t to find something wrong. It’s to find out what’s actually there.

What We Look For During a Chimney Inspection

Every chimney is different, so the inspection is based on the chimney, fireplace, appliance, and circumstances surrounding the inspection.

Depending on the inspection level and what is accessible, we may evaluate areas such as:

  • Chimney masonry and mortar joints
  • Brick and firebrick
  • Chimney crown
  • Chimney cap or chase cover
  • Flashing around the chimney
  • Accessible portions of the chimney liner
  • Flue and venting components
  • Smoke chamber and firebox
  • Appliance-to-chimney connections
  • Signs of creosote or other deposits
  • Obstructions inside the chimney
  • Visible signs of water intrusion
  • Accessible attic, basement, crawlspace, or other areas when appropriate
  • Evidence of previous repairs or deterioration

We aren’t simply looking at whether the chimney “looks good.”

We’re looking for conditions that could affect its function, condition, and continued use.

A Chimney Can Look Fine From the Outside and Still Have a Problem

This is one of the reasons professional inspection matters.

A chimney may look perfectly normal from the driveway while the mortar joints are deteriorating, the flashing is allowing water into the roof, or the liner has developed damage that cannot be seen from outside.

Maryland’s changing weather can be particularly hard on masonry. Repeated moisture exposure and freezing temperatures can gradually enlarge small cracks and accelerate deterioration.

That is why waiting for a brick to fall or a ceiling to leak isn’t a good maintenance strategy.

Finding a problem early usually gives you more choices than discovering it after the damage has spread.

Level 1 Chimney Inspection

A Level 1 inspection is generally appropriate when the chimney and appliance have not undergone significant changes and the system is being used as intended.

The inspection focuses on the readily accessible portions of the chimney and appliance.

The technician looks for visible problems, obstructions, deposits, damage, and conditions that may affect the chimney’s ability to function properly.

This can be an appropriate starting point for routine evaluation when there have been no significant changes to the system.

But a Level 1 inspection is not intended to uncover every concealed condition.

If circumstances indicate that a more comprehensive inspection is appropriate, we can explain why.

Level 2 Chimney Inspection

A Level 2 inspection provides a more comprehensive evaluation and is appropriate in situations where additional areas of the chimney system need to be examined.

This can be particularly important when:

  • A home is being sold or purchased
  • The appliance or fuel type has changed
  • The chimney has been relined
  • A new appliance has been connected
  • There has been a suspected chimney fire
  • The chimney has experienced damage
  • There are signs of a performance problem
  • The property has undergone certain alterations

A Level 2 inspection can include examination of accessible areas such as the attic, crawlspace, or other areas surrounding the chimney, in addition to the areas evaluated during a Level 1 inspection.

The goal is to identify conditions that may not be visible from the fireplace or exterior of the chimney.

Buying or Selling a Home?

A chimney inspection can give you valuable information about the condition of the fireplace and chimney system before a real-estate transaction is completed.

Schedule a Level 2 Chimney Inspection.

Level 3 Chimney Inspection

A Level 3 inspection is reserved for situations where a significant hazard or concealed defect is suspected and the information needed cannot be obtained through a Level 1 or Level 2 inspection.

It can involve more invasive examination of concealed areas when necessary to determine the cause or extent of a suspected problem.

Because this type of inspection may require access to areas that cannot be evaluated visually, the scope depends on the circumstances and what must be examined.

A Level 3 inspection is not something every chimney needs.

The right inspection is the one appropriate for the condition and circumstances of your chimney.

Suspect a Hidden Chimney Problem?

We Don’t Just Tell You Something Is Wrong — We Explain Why

One of the most frustrating experiences for a homeowner is being told:

“Your chimney needs repair.”

But what exactly is wrong?

Where is the problem?

How serious is it?

What happens if it is left alone?

Does it need to be repaired immediately?

Those are the questions we believe homeowners should be able to ask.

If we find a problem, we explain what we observed and what component is involved. If additional service is recommended, we can explain the reason for it and what options may be available.

That way, you can make a decision based on information rather than pressure.

Know Before You Repair

From Inspection to Repair — When Your Chimney Needs More Than an Inspection

Sometimes an inspection confirms that everything is functioning properly.

That’s a good result.

Other times, we may find a condition that deserves attention — such as deteriorated mortar, a damaged crown, a leaking flashing system, a damaged cap or chase cover, or a problem with the liner.

When that happens, our inspection can become the starting point for the next step.

Because Giross also provides chimney cleaning, chimney repair, masonry restoration, cap and chase-cover services, and liner-related work, we can explain what the problem means and what type of service may be appropriate.

An inspection should give you answers, not simply another problem to figure out.

When Should You Have Your Chimney Inspected?

You don’t have to wait until something goes wrong.

An inspection may be appropriate if:

  • You have recently purchased a home
  • You’re preparing to sell your home
  • You haven’t used the fireplace in several years
  • You are planning to use an older fireplace again
  • You notice water around the chimney or fireplace
  • You see cracks or deteriorating masonry
  • Your chimney cap or chase cover is damaged
  • You notice unusual odors or drafting problems
  • Your fireplace or heating appliance has been changed
  • Your chimney has recently been repaired or relined
  • You suspect damage following a chimney fire or severe weather
  • You simply don’t know the condition of an older chimney

Montgomery County Fire and Rescue recommends annual chimney inspection and cleaning when necessary, particularly when a chimney has not been used for some time.

Not Sure Whether You Need an Inspection?

Chimney Inspections for Maryland Homes

Homes throughout Maryland have a wide range of chimney systems — from older masonry chimneys in established neighborhoods to newer factory-built fireplace systems.

Older homes may have years of accumulated weather exposure and previous repairs. Newer systems can have different components and inspection considerations.

That’s why we don’t treat every chimney exactly the same.

We evaluate the system in front of us and determine what should actually be examined based on its condition and use.

What Makes a Good Chimney Inspection?

A good inspection isn’t about making the longest checklist possible.

It’s about examining the right components, recognizing the signs of deterioration, understanding how the different parts of the chimney work together, and communicating the findings clearly.

Our goal is to give you a useful picture of your chimney’s condition — what looks good, what needs attention, and what should be monitored.

Clear information is part of good chimney service.

Your Inspection Should Give You Peace of Mind — Not Pressure

You don’t need to be a chimney expert.

You shouldn’t have to know what a flashing failure looks like, how to recognize deteriorated mortar, or determine whether a liner is still appropriate for your fireplace.

That’s what the inspection is for.

If everything looks good, we’ll tell you.

If we find something that needs attention, we’ll explain it.

And if repairs are recommended, you’ll understand why before deciding what to do.
